Real estate sales in northern Door County are up 25% over this time last year! Buyers have finally figured it out!  Real estate values have not been this good in northern Door County in decades!  Not only that, but there is an incredible choice of properties for sale of every description in every part of the county and in every price range.  The number of sales is the highest since 2007, and anything that is a particularly good deal is selling fast.  There are a lot of “sleepers” too, so it’s worth taking a close look.  Call us to see what we may have for you here in Door County.

BIG NEWS - DOOR COUNTY REAL ESTATE SALES BOOMING!

What has caused this dramatic upswing in Door County real estate sales is anyone’s guess, but it is certainly welcome.  As of the end of May the number of closed sales in Northern Door County (everything north of Sturgeon Bay) is the highest it has been since 2007.  Sales are up 13% since last year.

For potential buyers, there is still time to take advantage of the big inventory of properties for sale.  Prices are still low as well as interest rates.  So, call me today — I’ll be proud to open the Door for you!

BUILDING A TINY DOOR COUNTY HOME

Building a tiny Door County home — that is what I am in the beginning stages of doing!  It will be the home for my “golden years” and is being built on part of the land where I’ve lived for over 35 years.  I thought I’d chronicle the process here in my blog.  Even after 38 years in the Door County real estate business, this building process is proving to be quite an eye-opener.

First of all, this 1,070 square foot two-bedroom, two-bath home is going to cost considerably more than I expected.  It will be a simple home with only a few “upgrades”, one and one-half stories high with an attached two-car garage and covered porches along the entire front and back of the home.  It will be on 5 acres of land divided off from the rest of my land.  Lesson number one:  A smaller home will likely cost more “per square foot” because the most expensive parts of the home are the kitchen and bathrooms.

Being a dedicated do-it-yourself person, I began the project two summers ago by clearing about two acres densely covered with 4 foot-high juniper bushes all by myself using heavy-duty ratcheted cutters (from Door County’s own Nelson’s Hardware store).  Why two acres?  After clearing one building site I changed my mind and moved to another spot on the property, so now I have a building site and a lovely park.  (Putting a positive spin on my lack of foresight!) Although it was a massive undertaking, I actually found the work relaxing and thoroughly enjoyable.  Unlike my office work, I found instant gratification in clearing the land.  After each work session I could stand back and see exactly what I’d accomplished.  What a sense of satisfaction!

What was a meadow 35 years ago now has a large area wooded with aromatic White Pines through which I cleared hiking trails.  Out of some of the young pines and some reclaimed deck lumber I built benches and placed them at spots along the trail for rest and contemplation.

After trimming this tree, I put up a swing!

I have an excellent builder, and we are now waiting for Spring when excavation can commence.  The first thing will be installing the mound sanitary system, so check back in with me in April and see what progress has been made.

2015 WILL BRING MORE BLESSINGS TO LIFE IN DOOR COUNTY!

My New Year’s resolution is to never forget how fortunate I am to live here in Door County! Every day here is a gift and a reason to be thankful.  Each morning I read the world news, not just to keep abreast of the world news but also to keep myself mindful of my own blessings. Living in a place that is this beautiful, safe, and peaceful, one can easily be unaware of the rest of the world and only focus on ourselves. In 2015 my hope is that I will be able to assist others to find their homes here in Door County — one tiny spot on the globe that beyond special.

2015 marks my 36th year as a real estate broker in Door County.  I’ve had the pleasure and privilege of meeting and helping hundreds of people follow their dreams of vacation and year-around living here.  My hope for 2015 is to simply continue on that path.  I wish for a happy, safe, and healthy New Year to all!

Door County is all dressed-up for the holiday season and Mother Nature has covered the county with a sparkling blanket of snow!  It is the season for outdoor activities — hiking, sledding, snowmobiling, cross-country skiing, building snowmen, and simply taking in the beauty of it all.

EARLY SNOWS IN DOOR COUNTY THIS YEAR

Snow and unseasonably low temperatures came to Door County this year — welcomed by some and unwelcomed by others.  Snowmobilers and skiers certainly view it as bonus recreation time, expecially with Thanksgiving bringing extra days off work.  The snow is also a bonus to those who make their living snowplowing and other related businesses.  So far this Thanksgiving week has been a good one for hunters as well.  The snow also created scenic vistas throughout the county for holiday visitors, and today the sun is shining making it ideal for nature photographers! 

The record low temperatures we experienced earlier in November were not so welcome!  Fortunately it is warmer now, and residents and visitors alike are anticipating shopping the day after Thanksgiving!

THANKSGIVING IN DOOR COUNTY YEAR-AROUND

If you are among the very fortunate who make Door County your home, Thanksgiving is a year-around event for you.  We are blessed with a beautiful peninsula, safe communities, and friendly neighbors.  I personally have not left Door County to go on a vacation in decades — who would need or want to leave?  I’ve lived in Florida, New York, Michigan, Illinois, and Tennessee and traveled all around the U. S. and cannot imagine anywhere I would be happier than in my Door County home.  That is one reason selling real estate in Door County is so satisfying.  It is the opportunity to encourage others to follow their dreams and find their own Door County home!

So, this Thanksgiving I and my collegues wish you all the very best of what the season is meant to represent — a time of friends and family and acknowledgement of the good in our lives.  Happy Thanksgiving to all!

THE DOOR COUNTY REAL ESTATE MARKET AS SEEN THROUGH A CRYSTAL BALL

Should I sell now?  Should I buy now?  Are real estate values going up or down?  It is a good investment?  Tell me, what should I do?!!!

We all wish we had the absolute answers to those questions!  However, no one does for certain because there are simply too many variables.  However, current, local sales statistics can give us valuable insight.  For that reason and because every salesperson must know their “product” thoroughly, I stay on top of the northern Door County real estate martket statistics and use that factual market data to advise my clients.  I provide all of the clients of my company with monthly real estate market reports showing what has sold and what is for sale by types of property and price ranges. 

We all know that the years from about 2003 through 2007 were “bubble” years when real estate values skyrocketed and sales were strong.  Then came 2008 through 2011  — really bad years when the bubble burst.  Northern Door County real estate sales were cut in half, values fell, foreclosures were everywhere while, at the same time, the number of properties for sale grew. 

But then came 2012, and a light at the end of the tunnel, and sales improved dramatically.  Now, as of the end of August 2014, the number of sales for 2012, 2013, and 2014 are almost the same.  The market has hit a plateau that is still not anywhere close to the “bubble” years, but it’s certainly better.

So, should you sell now?  I don’t know why not.  True, the value of your property is lower than it once was, but if you wait for significant appreciation you will be waiting for a long time. 

Should you buy now?  Absolutely because it is a buyer’s market.  There is a large inventory of properties for sale at attractive pricing, and interest rates are still very low. 

Should you invest in real estate?  If you are buying it primarily for the use of it with investment a secondary objective, I’d say yes.  Purchasing vacant land now for the purpose of building on it in five or 10 years would be reasonable.

Of course, this is my opinion today in an ever-changing real estate market. If you are considering buying or selling, now or in the future, be sure and get a clear, complete picture of the real estate market as it is at that time.
